A landmark works fine on the phone. Grissom High, the Sandra Moon Community Complex and the Blevins Gap Preserve trailhead all get us to the right side of town.
This is not a subdivision, it's a whole side of the city. Whitesburg Drive runs its western edge, Bailey Cove Road carries the middle, and Weatherly Road and Green Mountain Road climb into the foothills on the east. Grissom High anchors the school zones for all of it.
The building happened in waves and then largely stopped. Whitesburg Estates went in with four-bedroom houses from about 2,000 to 4,600 square feet. Weatherly Heights spread across wooded lots six miles south of downtown in ranch, Colonial and split-level plans, with condos and townhomes through its middle and northern sections. Willowbrook, Chaffee, Byrd Spring and Mountain Gap filled the gaps between.
What ties them together is tenure. People buy in the Chaffee and Whitesburg P-8 zones, raise a family, and are still on the same street twenty-five years later. Carpet in a house like that is on its second or third generation, chosen in a good year and then left to do its job.
What twenty-year-old carpet actually shows

The first thing we point out in these houses is usually the dark grey line tracing the baseboards, the closet thresholds and the gap under a bedroom door. That's filtration soiling. Air moves through the carpet edge on its way between rooms, the fiber catches what the air is carrying, and years of it build a stripe that looks painted on. No vacuum reaches it, and no homeowner caused it.
The second thing is furniture. A bed or a sectional that has sat in the same footprint since the second Bush administration leaves crushed pile and a color shift the owner has never once seen. We move what is safe to move and clean under it, then set legs back on blocks. Some of that pile stands back up over a few days and some of it stays flattened.
The third is the lane between the kitchen and the den. Twenty years on the same eight feet of floor is the one thing nobody can judge from a photo, so we look at it standing there before we quote it.
