Add-on treatment
Sanitizer for everything life leaves in your carpet
Starts at $20 a room on top of any cleaning. It goes after the bacteria that cause the odor instead of covering the smell, and it is non-toxic once dry.
More about sanitizer
Why clean isn't always sanitized
Looks clean is not the same as is clean

A deep clean takes out the soil you can see. It does not deal with what is living in it: the bacteria behind a smell that keeps coming back in a nursery, a rental, a pet home, or a room somebody was sick in.
Our sanitizer goes on after the clean, starts at $20 a room, and is non-toxic and safe around kids and pets the moment the carpet is dry.

Ever had carpet turn sticky a week after a steam cleaning?
That tacky feeling is detergent the machine couldn't rinse back out. It dries inside the fiber and stays there, and sticky fiber grabs the next soil that walks through the door.
Our Promise
Love the clean, or you don't pay a dime.
That doesn't mean store credit or a "we'll discuss it" phone call. If you aren't happy with the work, we come back and re-clean it free. If you're still not happy after that, you don't owe us a thing.
Pricing
What you'll pay for sanitizer
| Item | Price |
|---|---|
| Sanitizer add-on, per room | $20+ |
| Job minimum when sanitizer is included | $119 |
Where a room lands in the range depends on its size, and you'll have the exact figure in writing before we start. The treatment rides along with the clean and goes after the odor-causing bacteria left in the fiber — and like everything we use, it's non-toxic and safe for kids and pets once the carpet is dry.
Good reasons
The reasons people add sanitizer
Sanitizer earns its price where there's something in the carpet worth going after. These are the situations that put it on the ticket most often.
A baby about to crawl
Crawlers live at carpet level, hands in the pile and then straight to the mouth. Ahead of those months, sanitizer is one of the few add-ons we bring up ourselves.
Someone's been sick
When a virus has worked through every bedroom, a cleaning with sanitizer is a sensible reset for the soft surfaces everyone spent a week lying on.
Musty rooms
Rooms that have had a musty edge, a past leak, or a damp history: once the moisture itself is handled, a sanitizing pass freshens the carpet and puts the room back in use.
Fungi in damp rooms
Fungal growth loves the same conditions mildew does — organic material plus lingering moisture. Treating the carpet takes away half of that equation.
Basement carpet
Basements are notorious for excess moisture, and carpet down there works harder than anywhere else in the house. It's the floor we're asked to sanitize most.
After an accident
Human or pet, a one-time surface mess is handled by cleaning plus sanitizer. Soaked-in pet urine needs our protein & enzyme pet treatment instead.
Sanitizer questions, answered short
What does the sanitizer treatment cost?
It starts at $20 per room on top of the cleaning you book, with a $119 job minimum. You'll see the exact figure in writing before any work starts, and you can add or drop it on the spot.
When is sanitizer worth adding?
Four situations cover most of it: after an illness has run through the household, before a baby starts crawling, after an accident on the carpet, and in homes where a daycare or a steady stream of visiting kids uses the floor daily. Outside those, a standard deep clean usually does the job on its own. If that's your house, we'll say so at the walk-through.
Is sanitizer safe for crawling babies?
Yes, and crawling babies are one of the main reasons people add it. The sanitizer is part of the same eco-friendly, non-toxic lineup we use on every job, safe for kids and pets once the carpet is dry. With our low-moisture process that's about an hour after we finish, so a morning appointment has the floor baby-ready by lunch.
Does sanitizer change how long carpet takes to dry?
Not in any way you'd notice. The treatment goes on light as part of the same low-moisture process, so the carpet is still dry in about an hour with or without it. Water volume is what slows drying, and we keep that low at every stage. If a room stays damp longer than expected, summer humidity is the usual culprit, not the add-on.
