The houses out here
550 acres off US-72, and almost none of it is old
Breland Homes and Lennar have been putting houses on this ground since 2018 and are not done. Cottages, townhomes, condos, standard family plans and a run of estate homes all carry the same address. Sizes start around 1,761 square feet and run past 2,850.
Downstairs in most of these plans is plank flooring. The soft floor lives upstairs: three or four bedrooms, the bonus room, and one flight of stairs that everybody in the house uses twenty times a day. That flight is where a job out here earns its keep.
Almost none of this carpet has reached eight years old, and plenty of it has never had a professional on it. A first clean is a different job from maintenance. A graded lot two doors down is a carpet problem
North Alabama clay turns sticky the second it gets wet, and it is loaded with iron, which is why it dyes what it touches. In a finished neighborhood, sod and driveways hold it down. In a phase still under construction, nothing holds it, so it rolls off the bare lots onto the street, and your tires carry it into the garage.
From the garage it moves to the entry. From the entry it goes straight up, because the stairs are the only soft flooring between the door and the bedrooms. On pale builder carpet the outer edge of each tread darkens first, then the nose of the tread, then the landing at the top.

How do you get construction red clay out of new carpet?
We let it dry all the way first. Wet clay smears, and scrubbing drives the iron-rich fines deeper into the fiber where they set. Once it is dry we lift the loose soil out mechanically, then work the stain with a solution matched to the fiber and extract with very little water. Carpet is walkable in about an hour. If somebody already scrubbed it hard and hot, some of it may be permanent, and we will say so before we charge you.
Should we clean before the neighborhood finishes building?
Yes, and then plan on doing it again. Waiting for the last lot to close means living on dirty carpet for two or three more years, and clay that sits in the fiber that long grinds the pile down. Clean the stairs and the traffic path now, keep the receipt, and clean again once the sod is in and the trucks stop. Does cleaning new builder carpet void its warranty?
No. It usually works the other way around. Most carpet warranties expect professional cleaning every 12 to 24 months and ask you to keep receipts to prove it, so skipping it is the thing that puts a claim at risk.
